Where the profit is, property by property
1Profit per property
See the profit on every property
Net revenue, gross profit and operating profit on one screen. Filter by region, and see each figure against the period before or the same period last year. Pick a property to see its gross profit.
Gross profit per propertyDirect costs come off each property. Operating costs come off the whole portfolio or a region.
2Costs by contract
Costs from each property’s contract
Costs follow how you run each property. On a managed property, direct costs are the owner’s share and utilities. On a leased one, they are rent and utilities.
Your fee beside itOn a managed property, the card also shows your management fee.
3Property comparison
Find the properties with the lowest margin
Margin and occupancy for every property in one table, beside its Airbnb and Booking.com rating, shaded from low to high so the weak properties stand out.
Compare two propertiesPut two properties side by side and see where their revenue, costs and margin differ.
4Finance AI
Ask Finance AI why the margin dropped
Pick a ready-made question or ask your own in plain English. Finance AI answers from your revenue and costs.
Other ready-made questionsRevenue this month, this month against last, top properties by margin and unusual changes over six months.
5Your own dashboard
Describe a chart, AI builds it
Start a view of your own and add a widget. Describe the chart in a sentence, such as net revenue by month, and AI builds it. Save the view and it opens the same way next time.
Or build it yourselfA pie, line, bar, column or area chart, or a single number. Sum, average, count or median the figure you need.

6P&L statement
Your P&L by month, down to each account
Every month from revenue down to operating profit, each line with its share of revenue. Open a cost group to see its accounts, or switch to quarters.
Revenue from your bookingsEach stay’s revenue is split across its nights, month by month. Cancelled stays and owner stays are left out.
7P&L upload
Upload your P&L, AI maps the lines
Upload an accounting export, such as one from Xero, as .xlsx, .xls or .csv. AI suggests a P&L category and region for each line. You check the matches and import.
Every past uploadEach upload is kept with its entries. A rollback removes them and restores the values they replaced, unless those were changed again later.
8Bank reconciliation
Reconcile with your bank, catch late payments
For each booking, Base360 compares what you expected, what the channel reported and what reached your bank. Late, missing or different payments are listed with the difference.
A grace period per channelAirbnb, Booking.com and long-let rent each wait their own number of days before a payment counts as late.

Set up once, from the contract

Rates from the contractThe fee line shows the rate it used, from the property’s management contract.
12Expenses and refunds

FAQ
Common questions
What does finance software for short-term rentals do?
It shows the profit on each property, checks that channel payouts and rent reached your bank, and prepares owner statements. Base360 Finance does this in the same system that takes your bookings: Analytics with Finance AI, P&L Management, Bank Reconciliation and Owner Statements.
How do I see which property is losing money?
Base360 Finance shows gross profit for every property and operating profit for the portfolio or a region, compared with the previous period or the same period last year. A property table shades margin and occupancy from low to high, so the weakest properties stand out, and you can compare two properties side by side. Properties in different currencies add up in one display currency.
How is profit calculated for rent-to-rent and managed properties?
In Base360, costs follow each property’s contract. For a leased (rent-to-rent) property, direct costs are rent plus utilities. For a managed property, they are the owner’s share plus utilities, with your management fee shown beside them. Gross profit is net revenue minus direct costs; operating profit, for the portfolio or a region, also takes off operating costs.
How do I check that Airbnb and Booking.com paid me correctly?
Base360 Bank Reconciliation compares three amounts for each booking: what you expected, what the channel reported and what reached your bank. When they agree, the payment is marked Matched. When a bank payment needs a check, Base360 suggests it and you confirm it is the right one. Long-let rent is checked the same way.
What happens when a payout or rent payment is late or short?
Base360 lists it under Payment Problem with the difference from what you expected: late, missing, or a different amount. Each channel has its own grace period, so an Airbnb payout, a Booking.com transfer and long-let rent each wait their own number of days before they count as late.
Can owner statements be prepared automatically each month?
Yes. On the day you set, such as the 13th, Base360 drafts a statement for every managed property from its management contract: bookings, refunds, your management fee, VAT and expenses, down to the owner payout. A stay that spans two months counts in one month, by its booking or check-out date, as you choose. A long-let property’s statement shows the tenant’s rent, with bill refunds on their own lines. Publishing a statement emails it to the owner; a draft is never sent, and a Resend button sends it again. The email opens a portal with your company’s logo, where owners see every statement you have published and download each one as a PDF.
Can I import my P&L from Xero or another accounting tool?
Yes. Upload an accounting export, such as one from Xero, as .xlsx, .xls or .csv. Base360’s AI suggests a P&L category and region for each line; you check the matches and add any missing category or region before import. The P&L statement runs by month, quarter or year with CSV export, and a completed upload can be rolled back.
Can Finance AI explain why my margin dropped?
Ask Base360 Finance AI in plain English, such as why a property’s margin dropped last month, and it answers from your revenue and costs. Quick start questions cover revenue this month, top properties by gross margin and anomalies over the last six months.
Where do the revenue and cost figures come from?
Revenue comes from the bookings in Base360: each stay’s net revenue, split across its nights month by month, and long-let rent spread across the days it covers. Cancelled stays and owner stays are left out. In Analytics, direct costs come from each property’s contract: rent plus utilities for a leased property, or the owner’s share plus utilities for a managed one. In the P&L statement, every cost line, direct costs included, comes from entries you add or upload from your accounting export. To get started, each property needs its contract in Base360; for the P&L statement, add your categories and regions, then enter or upload your costs.
Does Base360 Finance work in more than one currency?
Yes. In Analytics, choose a display currency and properties that earn in different currencies add up in it. Your bookings and contracts keep their own currency, and owner statements are in each property’s own currency. A single P&L entry can be added in GBP, EUR, USD or AED.
