Guesty alternative: Base360 for growing operators

Guesty and Base360 are both property management systems. They differ in how you commit, how your team and guests reach you, and what an outside AI assistant such as Claude can do in your account.

No contract, we earn every month, moved over in one day for free: an operator at her desk circled by Base360 landlord leads in a CRM, no app for cleaners, AI dynamic pricing, and the AI's proposed reply to a guest. Demo data.

Base360 vs Guesty at a glance

Both connect your booking channels, bring guest messages into one inbox and create cleaning tasks from checkouts. Where they part is in the jobs below, from the contract you sign to who can act on your data.

Good to knowEvery Guesty detail on this page comes from Guesty’s own website, help centre, API documentation and terms, checked on 12 October 2026. Guesty changes its product and terms too, so check the latest version before you decide. Guesty is a trademark of its owner, and Base360 is not affiliated with Guesty. Guesty For Hosts, Guesty’s product for smaller hosts, has a cleaner link without a login (Guesty For Hosts help).

Common problems with Guesty

Guesty is a full PMS that syncs with more than 60 listing channels (Guesty pricing, checked 12 October 2026). The problems below come from its terms and from the parts of the work that sit outside its core.

  1. A 13-month term that renews itself. You sign in spring, and by the next summer you are in a second year unless you gave notice in time. Guesty’s standard terms set a 13-month first term, onboarding included, that renews for 12 months at a time. Stopping it takes written notice at least 30 days before the term ends, and leaving early costs the minimum monthly fee for each month left (Guesty terms, §4.1 and §4.4). Guesty Lite has separate terms, and Guesty’s pricing page offers monthly or annual plans.
  2. Guesty’s guide makes every cleaner a Guesty user. A new cleaner starts on Monday, and before they see a job you add them as a user with a login and ask them to install an app. Guesty’s own guide for cleaning teams adds each cleaner as a user and has them download the Guesty app to see their tasks (Guesty help).
  3. WhatsApp sits outside the inbox’s routine. A guest finds your number and writes on WhatsApp before you have sent them anything, and the message doesn’t show up in your team’s inbox. Guesty’s help centre says a conversation the guest starts doesn’t sync to the inbox, only conversations linked to a reservation appear, one WhatsApp Business number can be connected per account, and WhatsApp can’t be chosen for automated messages. Sending images over WhatsApp from Guesty isn’t supported, and the integration works on desktop only (Guesty WhatsApp).
  4. Claude can read, but not change, your data. Guesty’s MCP server, the connection that lets an AI assistant such as Claude work with your account, is an early beta. Every tool in it is read-only, and Guesty says not to rely on it in production (Guesty MCP server).
  5. Landlord leads live in another tool. Guesty’s CRM is built around guests and booking enquiries (Guesty CRM). For owner and listing acquisition, its help centre points to a sales funnel in HubSpot (Guesty help), through the paid Guesty Connect add-on (Guesty Connect terms).

The first is about how long you are committed. The other four are about the people around your properties: cleaners, guests, the AI you work with and the landlords you want to sign.

How Base360 solves them

Base360 asks for no commitment, and it keeps those people inside one system instead of behind logins and other tools. Each problem has its answer:

  1. No contract and no setup fee. We move your properties, bookings and guests over for free, and you connect your channels with us on a short call.
  2. A private link for cleaners and contractors. Each person gets their own link that opens in the phone’s browser, with no app or login, and the cleaner on each job hears about each booking change by WhatsApp and e-mail.
  3. Your own WhatsApp numbers in the unified inbox. Messages land there even from people without a booking, and workflows you set up send templates approved by Meta for WhatsApp.
  4. AI dynamic pricing, and Claude. The AI proposes daily price changes for you to approve, and Claude reads your bookings and prices, proposes a change when you ask and, by default, asks before it saves anything.
  5. Landlord leads in a CRM. You move each landlord or property owner lead through a pipeline from the first message to a signed deal, with their messages, calls and notes.

The sections below show how each one works, starting with how you join.

No contract: we earn every month

Base360 has no contract and no setup fee, because we would rather keep you by being useful every month than by a term you signed. Plans run month to month, so there is no minimum term to track and no renewal date to diary. Moving over is free too, however many properties you have: our AI agents capture your properties, bookings and guests from the system you use today and bring them into Base360 in one day, future bookings included, and our team helps wherever you need a hand.

Your Airbnb and Booking.com logins stay yours, so your channels are connected with you on a short call, and each listing is matched to its property in Base360. Connecting the listing you already have keeps its reviews, as Airbnb’s help centre explains.

TipIf you are on a Guesty term, find its end date and send your written notice at least 30 days before it, so the switch lands when the term ends. Our guide to switching PMS shows what happens to your reviews, bookings and channels.

A private link for cleaners

Each cleaner and contractor gets a private link that opens in the phone’s browser, with no sign-up, app or login. So a new cleaner sees their first job from the message you send them, with how to get into the property and the checklist for it.

Because cleaners don’t log in to check for news, the news comes to them: the cleaner on that job hears about each booking change, such as a new checkout time or a cancelled stay, by WhatsApp and e-mail. Each link is private to one person and shows only their jobs and properties. Your own team uses the Base360 app on iOS and Android.

WhatsApp in the unified inbox

Base360 connects your own WhatsApp Business account, and you choose which of its numbers to use, one or several. WhatsApp messages to the numbers you connect land in the same unified inbox as Airbnb, Booking.com and e-mail, including from a guest who writes first or from someone who hasn’t booked yet. If no booking matches, your team links the chat to one. So a guest who messages before you do reaches your team like any other guest.

WhatsApp also works in your automations. Workflows you set up, such as a checkout reminder the evening before, can send a template approved by Meta for WhatsApp, and once the guest replies you can send photos and voice notes while WhatsApp’s 24-hour reply window is open.

AI dynamic pricing, and Claude

Base360 has AI dynamic pricing built in: the AI proposes daily price changes, and you approve them. It also connects to Claude, so you can ask for a price change in plain words, such as lowering September weekday prices on three flats. Claude reads your bookings and prices in Base360, proposes the change and, by default, asks before it saves anything. So the AI does the work, and you decide what goes live.

Our guide to pricing with Claude walks through a full pricing session, from the question to the saved prices.

Landlord leads in the CRM

Base360 has a CRM for landlord and property owner leads, with a pipeline from the first message to a signed deal. So a landlord who answers your ad has one profile with their messages, calls and notes, without a second tool to connect it.

When a landlord signs, you add their property to the same system that runs your bookings and cleans. Our guide to landlord lead tracking shows the pipeline step by step.

What works the same as Guesty

If you are moving from Guesty, the everyday basics are there. Base360 connects Airbnb, Booking.com, Expedia and Vrbo, brings guest messages into one inbox with automated messages and AI-drafted replies, and creates cleaning tasks from checkouts. Guests check in online and can buy extras such as a late checkout, you produce a monthly statement for each property owner, and your team has an app on iOS and Android.

Two things Guesty users may already rely on work the same way. When a guest reports a problem, Base360’s AI drafts a repair task from the conversation for your team to check and save, much as Guesty’s Copilot suggests tasks (Guesty help). And if you use PriceLabs, you can keep it, as you can on Guesty (Guesty help).

The Base360 walkthrough shows the whole system, and our Hostaway alternative page compares it with another full PMS.

When Guesty is the better fit

Guesty syncs with more than 60 listing channels and lists more than 260 marketplace partners (Guesty pricing, Guesty vs Hospitable, both checked 12 October 2026); Base360 has ten channels built in and connects more on request. Guesty offers a white-label owners portal with an owner app (Guesty owners portal), trust accounting and GuestyPay as add-ons, damage protection and liability cover add-ons, and an Enterprise plan for 200 listings and more (checked 12 October 2026). On its Pro plan you get phone support and a dedicated customer success manager (Guesty pricing). If your business depends on those, Guesty is built for it.

Base360 suits operators who run their own cleaning team, talk to guests on WhatsApp, grow by signing landlords and would rather not be tied to a term. Support comes straight from the Base360 team, while you move over and after.

Questions vacation rental operators ask

Is Base360 a good Guesty alternative?

Yes, for short-term and vacation rental operators who run their own cleaning team, talk to guests on WhatsApp, grow by signing new landlords and would rather not sign a contract. Base360 is a property management system for short-term rentals with cleaning, maintenance, a unified inbox and a CRM for landlord leads built in, with AI dynamic pricing you approve and Claude that can change prices. If you need trust accounting or a white-label owners portal, Guesty may suit you better.

Does Guesty have a contract?

Unless your Guesty contract says otherwise, Guesty’s terms of service set a 13-month first term, onboarding included, that renews for 12 months at a time. Stopping the renewal takes written notice at least 30 days before the term ends, and leaving early costs the minimum monthly fee for each month left (Guesty terms, checked 12 October 2026). Guesty Lite has separate terms, and Guesty’s pricing page says it offers monthly and annual plans, so check your own contract.

How do I switch from Guesty to Base360?

We move you over for free, however many properties you have. Our AI agents capture your properties, bookings and guests from the system you use today and bring them into Base360 in one day, future bookings included, and our team helps wherever you need a hand. You join a short call to connect your channels, because only you hold the logins for Airbnb, Booking.com and the others. If you are on a Guesty term, check its end date and notice period first.

Can I move to Base360 from spreadsheets or straight from Airbnb?

Yes. We bring your properties, bookings and guests over in one day, for free, whether they live in another PMS, in a spreadsheet or only on booking sites such as Airbnb.

Who helps me when I switch, and after?

Our own team. Everything moves over, future bookings included, and support comes straight from the Base360 team while you move over and after.

Does Base360 have a contract or a setup fee?

No. Plans run month to month, so there is no minimum term, and there is no setup fee. You choose which parts of Base360 you use, such as the CRM or WhatsApp, and your plan follows that choice. Moving your properties, bookings and guests over is free.

Do my cleaners need a Base360 account or app?

No. Each cleaner and contractor gets a private link that opens in the phone’s browser, with no app or login, and the cleaner on each job hears about every booking change by WhatsApp and e-mail. Your own team uses the Base360 app on iOS and Android.

Can I use my own WhatsApp numbers with Base360?

Yes. You connect your own WhatsApp Business account and choose which of its numbers to use, and you can connect more than one. Messages arrive in the same inbox as Airbnb and Booking.com, including from people who haven’t booked, and workflows you set up can send WhatsApp templates approved by Meta.

Can Claude change prices in Base360?

Yes. Base360 has AI dynamic pricing built in, and Claude connects to it, reads your bookings and prices, proposes a change and, by default, asks before it saves anything. If you already use PriceLabs, you can keep it, as you can on Guesty.
